Meet With Your GAD Regarding Proposed Short Term Rental Ordinance

Your voices made a difference – thanks to your response to our recent Call to Action, the proposed Hilton Head Island short-term rental moratorium was stopped. Town Council heard you. 

Now, the discussion moves forward. The Community Development and Public Services Committee will meet on Tuesday, October 7 at 9:00 a.m. to review significant amendments to the Town’s Short-Term Rental ordinance.

 These proposed changes include: 

  • Parking caps: No more than 6 vehicles per property, regardless of home size. 
  • Occupancy caps: Maximum of 2 guests per bedroom + 2. (e.g., 4BR = 10 guests; 6BR = 14 guests).
  • Possible maximum occupancy: Capping all homes at 18, regardless of size. 
  • Permit fee increases: Raising the annual short-term rental permit fee to between $1,000–$2,500. 
  • Commercial fire system requirements: Homes over 3,600 sq. ft. (~600 properties) would be required to install monitored smoke detection systems with manual pull stations. 

To ensure our members are informed and engaged, Government Affairs Director, Jocelyn Staigar will host a Zoom briefing on Monday, October 6 at 11:30 a.m. 

This session will: 

Explain the proposed ordinance amendments and fee increases
Outline next steps in the Town’s process
Provide an open forum for discussion and member input Your participation is critical. 

This is your opportunity to understand how these changes could impact you and your clients — and to prepare before the committee meets the next morning
